Canyon Pointe offers updated one-bedroom apartment homes for older adults age 62+ in downtown Boulder. It is within walking distance to the Pearl Street Mall, the Boulder Public Library, the Boulder Creek bike path, and nearby community parks and RTD bus lines. Residents can enjoy Canyon Pointe’s community center, library, on-site laundry, some covered parking and a beautiful patio with opportunities to garden. Resident Services staff are available to connect residents to local resources and programming. Apartments are offered at rents below market rate and come with rental assistance as part of our Deeply Affordable Communities. Income, student, and additional restrictions apply.

Who qualifies for Canyon Pointe?

For income-qualified seniors age 62+ currently living or working in Boulder County.

Canyon Pointe Income Criteria

Applicants may earn up to 60% of the area median income (AMI), with an admission preference given to households who earn up to 30% AMI.  Income is the total combined gross annual income for the household.  View the AMI Defined and Qualification Chart to determine what this means for your household.  (The AMI Defined and Qualification Chart is based on the income limits that are released annually by the Colorado Housing and Finance authority and limits are subject to change.)

About Deeply Affordable Communities

Our Deeply Affordable Communities offer apartments at lower costs compared to Boulder’s market rates. Residents pay around 30-40% of their income for rent, with the rest subsidized by federal funding. Supportive resident services are also available

Additional Qualifying Criteria
  • Student, liquid asset, and homeownership restrictions apply.
  • Applicants and household members must be free of evictions within the past three years and be able to provide two years of satisfactory rental history from a third party. If unable to provide rental history, please contact the community manager where you are interested in applying.
  • All applicants will be required to pass a criminal background check
