Waitlist Now Open Through 4 pm, May 16, for Canyon Pointe, A Deeply Affordable Community 

The waitlist is open online now through 4 pm, Thursday May 16, 2024, for apartment homes in BHP’s Deeply Affordable program. The open waitlist is for Canyon Pointe, a community for older adults 62+, where residents pay approximately 30% of income towards rent. 

Please take a moment to read through this page. Information you will need to complete the questionnaire successfully and submit your name for the waitlist is detailed below. 

To start the questionnaire, you will need to create an account with our waitlist software, RentCafe. If you are a current BHP resident with a RentCafe account, or have signed up for a previous waitlist, your email may already be in the system. You will need to have your RentCafe password and your email address and password.

About Canyon Pointe

One bedroom apartment homes for older adults aged 62+

Located at 700 Walnut Street and renovated in 2020, Canyon Pointe offers one-bedroom apartments, a community center with computer access, free community-wide wi-fi, and a dedicated resident services team available to connect residents with local resources.

Student restrictions apply.

Submissions to this waitlist will be processed in the order they are received, so be sure to sign up early if you’re interested in living at Canyon Pointe.

Income Guidelines

There are no minimum income requirements to qualify. Income guidelines are based on Section 8 and Affordable Housing Program requirements, and the 2024 Maximum Income Limits table for Boulder, CO.

To income-qualify for Canyon Pointe, applicants may earn up to 60% of the area median income (AMI), with an admission preference given to households who earn up to 30% AMI. See income chart below. Income is the total combined gross annual income for the household.

Signing Up

  • The form should take approximately 10 to 15 minutes to fill out and can be completed from any device with internet access. You will need an email to register on the website and you will be asked for your household’s monthly and total annual gross income on the questionnaire, so you may want to gather that information ahead of time.
  • The form can be completed in both English, Spanish, and several other languages.
  • Submissions will be pre-screened during the sign-up process, and, if accepted, will be added to the waitlist. (Please note that submissions do not guarantee that an apartment is available or that your household qualifies. It is a way for applicants to see if they meet certain criteria and helps speed up the qualifying process when an apartment does become available.)
  • Only one waitlist submission is considered per household.
  • Keep in mind the qualifying guidelines below.
  • Be sure to have the form completed and submitted by 4pm on Thursday, May 16, 2024, to be considered for the waitlist.
  • Computers and additional assistance will be available at Boulder Housing Partners’ main office at 4800 Broadway during the waitlist opening.

Qualifying for the Canyon Pointe List

Income, occupancy, and eligibility guidelines apply

  • See the income guidelines above.
  • Student restrictions apply.
  • Citizen or eligible non-citizen restrictions apply.
  • Applicants and household members must be free of evictions within the past seven years.
  • Applicants and household members must be free of convictions for a felony or a chronic history of misdemeanors within the past five years.
  • Persons who are required to register on the Sex Offender List or with any methamphetamine-related convictions, in any state, do not qualify.
  • If you owe money to a previous landlord or Public Housing Authority, you will not qualify.
  • Occupancy standards apply:

  • Two persons per bedroom, plus one additional person per household.
  • Additionally, the city’s local ordinance restricts occupancy to three unrelated individuals per unit.

Once the waitlist closes

  • Submissions will be prescreened to see if the household initially qualifies to be added to the waitlist.
  • Those approved to be moved onto the waitlist will be contacted only when an apartment home becomes available, according to the date and time the submission was received.
  • When an apartment home becomes available, you will be contacted to start the full application and qualifying process.
  • The time you are on a waiting list is based on availability. We are unable to provide a placement number of where you are on the list.
