Manhattan offers a variety of updated apartment homes located near the intersection of Foothills Parkway and Baseline. At this recently renovated community, residents can enjoy a community center, common outdoor areas, a playground, in-home washers and dryers, and energy efficient heating and air-conditioning. The one-bedroom apartments provide independent living spaces for older adults 62+ or people with disabilities. The two- and three-bedroom apartments take part in Bringing School Home – an innovative program that brings together quality, affordable housing and educational opportunities for the whole family. Apartments are offered at rents below market rate and come with rental assistance as part of our Deeply Affordable Communities. Resident Services staff are available to connect residents to local resources and programming.

Two- and three-bedroom apartment homes at this community are for families with children ages 0-6 participating in Bringing School Home. The way to apply for these apartments is through a waitlist. The next openings have not been scheduled.

Who qualifies for Manhattan?

Manhattan One Bedroom Apartments

For income-qualified seniors age 62+ or people with disabilities currently living or working in Boulder County.

Manhattan Two & Three Bedroom Apartments: Bringing School Home Program

Two- and three-bedroom apartments at Manhattan take part in Bringing School Home – an innovative program that brings together quality, affordable housing and educational opportunities for the whole family.

Bringing School Home apartments are open to families who:

Currently live or work in Boulder County
Have at least one child under the age of 6
Commit to participating in specific supportive services focused on helping children achieve success in education
Pass the income and qualification criteria

Manhattan Income Criteria

Applicants may earn up to 50% of the area median income (AMI). Income is the total combined gross annual income for the household.

About Deeply Affordable Communities

Our Deeply Affordable Communities offer apartments at lower costs compared to Boulder’s market rates. Residents pay around 30-40% of their income for rent, with the rest subsidized by federal funding. Supportive resident services are also available

Additional Qualifying Criteria

Student, liquid asset, and homeownership restrictions apply.
Applicants and household members must be free of evictions within the past three years and be able to provide two years of satisfactory rental history from a third party. If unable to provide rental history, please contact the community manager where you are interested in applying.
All applicants will be required to pass a criminal background check
