How to Apply, follow the instructions provided with the unit you’re applying for:
- Submit a completed rental application
- Submit all required documents
- If additional documents are requested, you’ll have 2 business days to provide them
- Adobe file formats are not accepted
Only complete applications will be processed.
🔞 Age
Applicants must be 18 or older to sign a lease.
🪪 Identification
All adult household members must provide:
• A valid government-issued photo ID
• Additional ID may be required (e.g., birth certificate, Social Security card)
🏘️ Rental History
We review rental history for all adults age 18+.
Your application may be denied if:
• You have an eviction judgment within the last 7 years
• You owe money to a previous landlord (unless paid in full)
BHP generally requires two consecutive years of positive, verifiable rental history.
If you do not have traditional rental history, BHP may consider:
• A third-party reference who housed you (formal or informal)
• Employer verification
• Documented past address history + reliable income sources (e.g., SSDI)
Large gaps in rental history (6+ months) may require additional documentation.
✨ You have the right to appeal rental-history or income-related denials.
💵 Income Requirements
Applicants must meet one of the following:
✔️ Option 1: Earn 2× the monthly rent
Your household’s gross monthly income must be at least twice the rent.
✔️ Option 2: Have a Housing Choice Voucher (Section 8)
• Your income must be 2× your portion of the rent
• Voucher holders are welcome
Important notes:
• Income that will stop when you move (e.g., quitting a job) cannot be counted
• Remote work income is accepted
• Income limits vary by program and household size
🏦 Asset Limits
• General asset limit: $100,000, not including retirement accounts
• This limit does not apply at Golden West
• Other program-specific exemptions may apply

🔍 Criminal Background Check
All adults 18+ are screened.
⚠️ Mayo result in denial (with right to appeal):
• Violence, sex, or drug-related convictions within the past 5 years
• Chronic theft or property-damage convictions (past 5 years)
• Illegal drug use or alcohol abuse that may threaten resident safety
❌ Automatic denial (no appeal unless information is incorrect):
• Methamphetamine use, distribution, manufacturing, or possession of materials
• Offenses requiring sex-offender registration
• Homicide or stalking (Colorado law)
🎓 Student Eligibility
Student restrictions apply to all affordable programs.
You may qualify for an exception—please contact the property team.
🧍♀️👨👦 Occupancy Standards
BHP generally follows the guideline of 2 persons per bedroom + 1.
We will rent a 2-bedroom unit to a 1-person household if the applicant qualifies based on program and income requirements.
Important for Section 8 / HCV Holders:
- Your voucher size (e.g., a 1-bedroom voucher) may affect how much rent you pay when leasing a larger unit
• Annual rent increases are based on the unit size, not the voucher size
• Your portion may increase to cover the difference
👉 Please contact your HCV Specialist before applying for any unit larger than your voucher size (e.g., renting a 3-bedroom with a 2-bedroom voucher).
📄 Lease Terms
• Initial lease term: 12 months
• Renewal Options: month-to-month or 12 months
• No new adult household members may join the lease until 6 months after move-in
• New adult members must qualify and complete a full certification
💰 Security Deposit
• All affordable units require a $500 deposit
• Deposit + first month’s rent must be paid electronically 5 days before move-in
• No cash accepted
• Receipts are electronic unless a paper copy is requested
🐾 Pets & Assistance Animals
Some BHP communities allow pets. All pets must be approved before move-in.
Not permitted as pets: Reptiles, rodents, tarantulas, piranhas, ferrets, chinchillas, skunks, and other exotic species.
Service & Assistance Animals
- Not considered pets
• Protected under federal and state law
• Must be registered with BHP
• Requests for accommodation must be reviewed by BHP’s Reasonable Accommodations Committee
Misrepresentation of an assistance animal is a criminal offense in Colorado.
⚠️ Falsification of Application
Providing false information will result in:
• Automatic denial
• Termination of the lease (if discovered later)
• Forfeiture of the security deposit
