Boulder Housing Partners broke ground on Hawthorn Court as part of the Diagonal Plaza redevelopment and completed construction in fall 2025. The 73 permanently affordable apartments now provide homes for families in Boulder’s essential workforce, serving households earning between 40% and 60% of Area Median Income (AMI), with several homes reserved for families exiting or at risk of homelessness.
Hawthorn Court is part of the broader effort to breathe new life into the formerly underutilized Diagonal Plaza site. BHP built alongside Trammell Crow Residential to transform an aging parking lot into a mixed-use neighborhood that supports residents of all incomes. Adjacent to BHP’s Diagonal Court community, Hawthorn Court improves safety, walkability, and community connection between the two sites.
The approximately 1.44-acre site is exceptionally well located with convenient access to the city’s multi-use paths, high-frequency transit along 28th and 30th Streets, grocery stores, and neighborhood-serving retail. Hawthorn Court’s all-electric, highly energy-efficient design includes rooftop community spaces, onsite solar, a new neighborhood park, and shared access to Diagonal Court’s community center and resident services, helping advance BHP’s goals for sustainability and resilient, connected communities.
Hawthorn Court completed construction in Agosto 2025 and had folks moved in by the end of Agosto 2025.
