Boulder Housing Partners has been providing affordable housing in the City of Boulder, Colorado since 1966. Currently, our Planning and Development staff has over 40 years of experience in planning, project management, construction, and acquisition of affordable housing in Boulder. We are available to assist your organization in the planning and development process.
We offer technical assitance in the following areas:
Acquisition of Existing Properties
Since 1999, Boulder Housing Partners has acquired 100 existing units in apartment buildings, town homes, and condominiums in Boulder. Our staff provides technical support in assessing feasibility, providing due diligence and offering recommendations for financing of units.
Financing of Affordable Housing
We structure financing for projects, including assisting with grant and loan applications and Low Income Housing Tax Credits. Since 1993, Boulder Housing Partners has constructed 124 units of new affordable and market rate housing. Our Foothills Community, completed in 2002, has received several regional and national awards.
Due Diligence
We research properties through the review of title work, property history and preliminary proformas, as part of your project feasibility analysis.
Grant Writing
We can prepare or review grant applications for your organization.
Planning Approval Process
We prepare projects for concept, site plan, or subdivision review with the City of Boulder.
Public Process
We can design a public process that responds to the needs of your project and the community. Through public process, we understand community concerns and incorporate solutions in the design of new projects.
Zoning Review
We have experience with zoning regulations and can offer a preliminary evaluation of the entitlement process for your project.
Public/Private Partnerships
We offer recommendations on forming partnerships and selecting partners, tax exemptions, low interest financing, and bulk purchase of Inclusionary Zoning units.
