What does Boulder Housing Partners do?

As the housing authority for the City of Boulder, we are committed to our mission to provide housing for low and moderate-income members of our community. We currently rent over 1,000 units including apartments, townhomes and houses. We also provide rental assistance to an additional 750 households. We serve elderly individuals, disabled persons and families.  We foster a healthy sense of community in every property we develop or manage.

What housing options does Boulder Housing Partners offer?

We provide four housing options:

1. Boulder Affordable Housing

With a qualifying income you can apply to live in BHP's units with affordable rents. Applications are accepted year round.

2. Market-Rate Rentals

BHP also owns a number of units that rent at the same level as typical rental units throughout Boulder. Applications accepted year round.

3. Public Housing Rentals

With qualifying incomes, seniors (62 +), disabled individuals and families can apply to live in public housing and pay only a third of your adjusted  monthly income for rent and utilities.

4. Section 8 Housing Choice Vouchers

With qualifying incomes, seniors (62 +), disabled individuals and families who qualify for Section 8 vouchers pay a approximately 30-40% of their adjusted monthly income for rent and may choose to live in any unit where Section 8 vouchers are accepted.

Qualification requirements vary. Depending upon the option you choose, your household cannot earn more than 30% to 80% of Boulder's Area Median Income (AMI). If you earn more than this, consider our market-rate rentals. Please click on the above links to learn more, or call, email, or visit us.

How is my rent determined?

Your rent is determined by several factors: what housing option you apply for, how much you earn, how many members are in your household.

How long will I have to wait for housing?

Time on the waiting lists can vary from 6+ months to 6+ years, depending upon which program you are applying for.

How can I get a housing application?

What documents do I need when I clear the waiting list?

Get a head-start!  Please note that we require copies of various documents from you when you submit your actual application for subsidized housing.  If you don't have any of the following, now would be a good time to begin the process to get them: Social Security cards for all family members, current driver's license or State ID, birth certificate for all family members, INS documentation if applicable, verification of child custody, subsidy award letters, asset information, etc.

What is my status on the waiting list?

Your status on the waiting list is based on the date of pre-application as well as preference points.  The highest number of preference points is awarded to people who either work or live within the City of Boulder limits.  Your wait time will vary depending on many factors, such as availability of vouchers, and turnover rate. Due to these factors, we are unable to release your position on the waiting list. If you do not live or work in the City of Boulder the wait time is indefinite.

What do I do if I change my address?

Since we inform you by mail when you reach the top of the wailist, we must have your current address at all times. If you move,  inform us of your new address immediately using the application change form - phone calls will not be accepted.  If we are unable to contact you because you have not provided us with a correct address, your name will be removed  from  the waiting list.  We are not responsible for any non-received mail due to the US Postal Service.

We conduct a purge of the waiting list every year. You will receive an update letter in the mail.  You must respond within the time limit specified on the letter or your name will be removed from the waiting list(s).

How am I notified that I am at the top of the waiting list?

When your name nears the top of the list, you will be contacted by mail at the last known address on your pre-application.

Why was my name removed from the waiting list?

Families on our waiting list are responsible for notifying BHP with any changes in address or phone number. We regularly update our waiting list, routinely removing the names of those applicants who do not respond to our requests regarding contact information.

Property Tax/Rent/Heat Rebate Form 104 PTC is available from the Colorado Department of Revenue. Call 303-238-3278 press 4 for form 104 PTC or 800-240-0247. Forms may also be available at www.revenue.state.co.us

If you are a senior citizen, please call Senior Citizen assistance at the Boulder County Treasurer's Office 303-441-3520 for rebate information.
